NEW-BUILD EXAMPLE — ALICANTE

IVA at 10%: €35,000

AJD at 1.4%: €4,900

Estimated solicitor, notary and Land Registry costs: €3,500–€6,000

Headline prices exclude 10% IVA and 1.2%–1.5% AJD stamp duty. Often includes modern warranties and high energy efficiency, but furniture and landscape packages are typically extra. Regional variations apply, particularly in high-demand coastal zones.

Headline prices exclude ITP (Transfer Tax), which varies between 7% and 10% depending on the region. May include fittings or furniture, but requires careful survey to budget for potential modernization or structural repairs.

Important: Tax rates, local levies, and mortgage conditions vary by autonomous community and buyer profile. Always confirm current specific figures with an independent legal and tax adviser before committing to a purchase.

RESALE EXAMPLE — ALICANTE

REGIONAL DIFFERENCES

Taxes are set partly at autonomous-community level, so ITP and AJD rates differ across Spain and may change. Before reserving a property, the buyer’s independent solicitor or tax adviser should calculate that particular purchase.
